Enterprise Community Partners is a national nonprofit that exists to make a good home possible for the millions of families without one. Together with our partners, we focus on the greatest need — the massive shortage of affordable rental homes — to achieve three goals:

• Increase the supply of affordable homes
• Advance racial equity after decades of systematic racism in housing
• Support residents and strengthen communities to be resilient to the unpredictable, and make upward mobility possible

Since 1982, we have invested $92.0 billion and created 1.1 million homes across all 50 states, the District of Columbia, Puerto Rico, and the U.S. Virgin Islands. We do all this to make home and community places of pride, power, and belonging.

National Housing Innovation Grant Competition

Home is foundational. It’s where we plant roots, raise and care for our families, and build community bonds. Yet in every corner of the country, millions of people of all ages and backgrounds need a home they can afford.

Wells Fargo is meeting this moment with a powerful grant opportunity. Together with Enterprise, Wells Fargo has launched the third iteration of the Housing Affordability Breakthrough Challenge. The 2026 cycle of the housing innovation competition will identify and propel proven, ready-to-scale solutions that transform current practices and increase housing choice and access.

Eligible applicants will compete for five individual grants of $2 million to advance their innovation and drive meaningful, systems-level change in the housing and adjacent industries. Winners will gain access to mentorship and coaching from industry leaders and experts and join a powerful network of Breakthrough Challenge innovators.

Focus Areas

This third cycle of the Housing Affordability Breakthrough Challenge aims to meet the nation’s affordable housing challenges across all types of communities: Native, rural, suburban, tribal, and urban.

Proposals must encompass one or more of three focus areas:

• Design and Construction
• Finance
• Service Delivery and Programs

Applicants will be asked to show how their proof of concept or pilot program has achieved clear outcomes and success, and provide a clear pathway to expanding the innovation’s reach and impact

Round 1: Criteria and Scoring

Your innovation must meet the criteria below to advance to the official scoring stage.

Type of Community

Innovations can serve all types of communities:

• Rural
• Urban
• Suburban
• Tribal

Location

Priority scoring will be given to applications from entities that are based in – or whose innovations are designed for – one or more of these 28 states, plus D.C.:

Affordability

Innovations must serve residents at these income levels:

• Rental: 80% AMI or below
• Homeownership: 120% AMI or below
• Workforce housing: 120% AMI or below

The Henry L. Guenther Foundation Grants support charitable organizations in California, focusing on improving social conditions and human welfare. Funding is aimed at diverse projects including medical services, youth opportunities, and community programs. Grants are awarded for 12 months, and any unspent funds must be returned. Eligible applicants include qualified tax-exempt organizations, while individuals and changes to grant scopes are not accepted. This foundation enhances the quality of life for Southern California residents by backing impactful initiatives.

The Foxwynd Foundation Grant supports projects that enhance human dignity, focusing on healthcare, environmental initiatives, and housing. With a commitment to domestic causes, the foundation aims to expand its reach internationally by 2024. Grants are invitation-only, with a matching requirement for organizations earning over $1 million. Priorities include funding established programs that tackle homelessness and support domestic violence victims. The foundation seeks partnerships with organizations capable of leveraging its support effectively.

The PTCF Community Impact Grant supports nonprofit organizations serving the Lake Tahoe Region. Grants focus on five key areas: well-being, education, arts and culture, environment, and community engagement. Organizations must be IRS-recognized 501(c)(3) charities or schools, incorporated in California or Nevada, and provide over 50% of their services in the Tahoe Basin. This initiative aims to foster positive community impact through collaboration and innovation.

The Pacific Power Foundation offers Community Enhancement and Environmental Respect Grants to support nonprofit organizations in the Pacific Power and Rocky Mountain Power service areas. Since 2019, the foundation has contributed over $13 million to promote community resilience, affordable housing, and environmental conservation. Eligible candidates include 501(c)(3) nonprofits and educational institutions. Grants aim to address local needs while ensuring responsible environmental stewardship, enhancing community vitality, and fostering sustainable development.

Cox Charities Community Grants support nonprofits in California, focusing on digital equity, conservation, K-12 STEAM education, military support, and affordable housing. Grants are available to federally tax-exempt organizations within Cox's service areas. The grant cycle for 2024 has ended, with a diverse advisory board ensuring funds address local community needs. Eligible organizations must not be private foundations and can only submit one request. Ineligible projects include loans, scholarships, and general operating support.

The Marian and Pink Happ Fund, established by Mr. Pinkus Happ, aims to support underprivileged children in California. With a history rooted in family business and community support, the fund provides an average of eight grants annually to 501(c)(3) organizations. The trustees, Wells Fargo Bank N.A., ensure that the funds are directed towards impactful charitable initiatives within the state, continuing Mr. Happ's legacy of generosity and commitment to children in need.

The Impact Fund provides recoverable grants to legal services nonprofits and small law firms working on social, environmental, and economic justice issues. With over $10 million awarded since 1992, the fund supports impactful litigation addressing systemic injustices. Grants range from $10,000 to $50,000 and prioritize cases directly involving affected communities. Recipients must repay the grant amount with interest if they recover fees or costs, ensuring sustainability for future funding.

The Charis Fund Grant supports non-profit organizations in California, Oregon, Washington, and Nevada, focusing on social welfare, health, and education. Grants range from $2,500 to $7,500, aimed at addressing issues such as housing, food insecurity, and support for at-risk youth. Eligible organizations must be 501(c)(3) certified and can apply every three years, with specific restrictions on funding for arts and political activities.

The Parks California Career Pathways Grants Program focuses on enhancing access to California State Parks jobs for underrepresented communities. It aims to build workforce development partnerships that address barriers and prepare participants for careers in park operations and stewardship. The program also emphasizes mentorship and professional networking to support participants' career journeys. With a commitment to inclusivity and innovation, this initiative seeks to foster a vibrant future for California’s parks and public lands.

The Marisla Foundation, established in 1986, offers a Human Services Grant aimed at supporting women in crisis in Orange County and Los Angeles, California. This grant focuses on enhancing physical, emotional, and financial wellbeing through stable housing, addiction treatment, and vocational training. Eligible organizations must possess 501(c)(3) tax-exempt status. The foundation does not support individual applications or multiple submissions from the same organization within a year, ensuring a fair and equitable distribution of resources.

The Teichert Foundation Grant supports organizations in California that enhance community welfare through civic improvement, culture, education, and environmental sustainability. Established by Teichert Construction, the foundation aims to foster a healthier, educated, and more equitable society. Eligible applicants include nonprofits with 501(c)(3) status and public agencies in specified counties. The foundation prioritizes projects that address community needs and demonstrate fiscal responsibility, ultimately striving to create lasting impact and better health for all.

The Bethlehem Foundation Grant, established in 2013, aims to enhance the quality of life for senior adults in Sonoma County, California. It supports nonprofit organizations focused on health, independence, and social interaction for seniors. Applications are accepted year-round, with deadlines on February 28 and August 31 for spring and fall meetings respectively. Grants are limited to qualified public charities under 501(c)(3) and do not extend to individuals.

The Bayer Fund Health & Wellness Grant Program aims to support organizations that provide education and resources for patients and caregivers facing cancer and cardiovascular diseases. The Affordable Housing and Sustainable Communities (AHSC) Program plays a vital role in California's climate strategy by funding projects that promote affordable housing and sustainable transportation. By reducing reliance on personal vehicles, it aims to decrease greenhouse gas emissions. The program supports new construction, renovation of affordable housing, and transportation infrastructure, including transit amenities and safe walking and biking options, thereby fostering equitable access to essential services for all residents.
