National Housing Innovation Grant Competition

Home is foundational. It’s where we plant roots, raise and care for our families, and build community bonds. Yet in every corner of the country, millions of people of all ages and backgrounds need a home they can afford.

Wells Fargo is meeting this moment with a powerful grant opportunity. Together with Enterprise, Wells Fargo has launched the third iteration of the Housing Affordability Breakthrough Challenge. The 2026 cycle of the housing innovation competition will identify and propel proven, ready-to-scale solutions that transform current practices and increase housing choice and access.

Eligible applicants will compete for five individual grants of $2 million to advance their innovation and drive meaningful, systems-level change in the housing and adjacent industries. Winners will gain access to mentorship and coaching from industry leaders and experts and join a powerful network of Breakthrough Challenge innovators.

Focus Areas

This third cycle of the Housing Affordability Breakthrough Challenge aims to meet the nation’s affordable housing challenges across all types of communities: Native, rural, suburban, tribal, and urban.

Proposals must encompass one or more of three focus areas:

• Design and Construction
• Finance
• Service Delivery and Programs

Applicants will be asked to show how their proof of concept or pilot program has achieved clear outcomes and success, and provide a clear pathway to expanding the innovation’s reach and impact

Location

Priority scoring will be given to applications from entities that are based in – or whose innovations are designed for – one or more of these 28 states, plus D.C.:

• Alaska, Arizona, Arkansas, California, Colorado, Florida, Georgia, Idaho, Illinois, Iowa, Maryland, Massachusetts, Minnesota, Montana, Nevada, New Jersey, New Mexico, New York, North Carolina, North Dakota, Pennsylvania, South Carolina, South Dakota, Tennessee, Texas, Utah, Virginia, Washington, Washington D.C.

Affordability

Innovations must serve residents at these income levels:

• Rental: 80% AMI or below
• Homeownership: 120% AMI or below
• Workforce housing: 120% AMI or below

The VA AmeriCorps State Formula Grant supports programs that engage members in evidence-based interventions to strengthen communities. Managed by Serve Virginia, these grants can provide up to $27,000 per full-time AmeriCorps Member Service Year, with no cap on the number of members. AmeriCorps focuses on enhancing educational outcomes, promoting economic opportunity, and addressing community health needs, thereby fostering a culture of service and volunteerism across Virginia.

The Cowles Charitable Trust Grant supports initiatives aligned with the philanthropic legacy of Gardner Cowles, Jr. Focused on education, social justice, health, and the arts, it favors organizations recognized as 501(c)(3) by the IRS. The Trust encourages applications for general operating support and seeks partnerships rather than being the sole funder. Notably, it considers applications from established partners and supports efforts in Downstate New York and South Florida, with a preference for diverse funding sources.

The Venable Foundation, a corporate funder, provides grants averaging $10,000 to nonprofits focused on human services, legal support, education, workforce development, youth impact, health, environment, and arts. Funding is targeted at organizations in specific regions, including Washington, DC, Baltimore, New York City, Los Angeles, San Francisco, Chicago, Miami, and Denver, reinforcing equitable opportunities for economically disadvantaged individuals.

The Morris & Gwendolyn Cafritz Foundation focuses on improving the lives of underserved individuals in the DC area through grants in five key areas: Arts and Humanities, Community Services, Education, Environment, and Health & Wellness. The Foundation supports organizations that demonstrate cultural competence and systemic change, aiming for self-sufficiency and holistic well-being for all community members. Grants emphasize access to resources and equitable opportunities to foster meaningful community engagement.

The Philip L. Graham Fund Grant focuses on enhancing the Washington, D.C. metropolitan area through substantial annual grants to 501(c)(3) public charities. It supports diverse initiatives in health, education, arts, and community development, prioritizing innovative, one-time projects. Eligible organizations must serve local residents and align with the Fund's giving priorities. Notably, the Fund awarded $4.1 million in 2017 to 138 organizations, with a strong emphasis on health and education, reflecting its commitment to community enrichment.

The Hampton Roads Community Foundation offers Community Grants for Seed & Program Funding in Health & Wellness to enhance the wellbeing of southeastern Virginia residents. These grants support nonprofits focused on improving access to health services, promoting healthy behaviors, and addressing health disparities. Eligible applicants include 501(c)(3) organizations serving the South Hampton Roads area, with priority given to programs that enhance health literacy and connect individuals to essential care.

The VHCF Health Access Grants aim to enhance healthcare access for uninsured Virginians and those in underserved areas. This funding supports initiatives to expand care capacity, establish broader services, and address the mental health crisis exacerbated by the COVID-19 pandemic. Eligible organizations include public agencies and 501(c)(3) nonprofits. The program prioritizes projects that create coordinated systems of care to improve health outcomes for vulnerable populations.

The Richard & Caroline T. Gwathmey Memorial Trust Grants support Virginia nonprofits focusing on critical areas such as basic services, workforce sustainability, and environmental preservation by March 1, as well as arts, culture, and education by September 1. Established in 1981, the Trust prioritizes geographically diverse projects and encourages funding applications from established organizations with clear outcomes and additional funding sources.

The Loudoun Impact Fund Grant, offered by the Community Foundation for Loudoun and Northern Fauquier Counties, supports organizations that positively impact vulnerable populations in Loudoun County. Grantmakers prioritize projects aiding at-risk children, people with disabilities, and older adults. With donor contributions pooled, the fund aims to address essential needs, health services, and educational support. Interested applicants must be 501(c)(3) nonprofits, schools, or faith-based organizations committed to serving diverse communities.

The Amazon Rappahannock Region Community Fund, managed by The Community Foundation of the Rappahannock River Region, will distribute $300,000 in grants to nonprofit organizations in Stafford, Spotsylvania, Caroline, and Louisa Counties. The fund focuses on areas such as STEM education, sustainability, community development, digital skills, cultural heritage preservation, and health and wellbeing. Eligible projects must serve local communities and adhere to specific requirements, promoting innovation and collaboration.

The Home Office Giving Program by the CarMax Foundation supports nonprofits in the Greater Richmond, Virginia area, focusing on education, health, and community resilience. With over $65 million invested in local causes, the program aims to uplift underserved youth and adults through initiatives in workforce readiness, health education, and neighborhood revitalization. This commitment reflects CarMax's dedication to fostering thriving communities and empowering individuals, ensuring a brighter future for families in the region.

The Georgia-Pacific Foundation Grant supports organizations in the Metro Atlanta area, focusing on education, entrepreneurship, community enrichment, and environmental sustainability. Established in 1958, the foundation prioritizes investments that align with its mission and values, promoting long-term well-being within communities where Georgia-Pacific operates. Eligible applicants include 501(c)(3) nonprofits, public schools, and local government entities located within 30 miles of GP manufacturing sites.

The Amazon Loudoun County Community Fund Grant, a $150,000 initiative by Amazon and the Community Foundation for Loudoun and Northern Fauquier, aims to empower local nonprofits and organizations. This program supports transformative projects that enhance inclusion, resilience, and community well-being in Loudoun. Grants ranging from $500 to $10,000 will address critical areas such as health, food security, and homelessness, fostering a strong and connected community for residents.

The Hampton Roads Community Foundation offers Vibrant Places grants to 501(c)(3) nonprofits in South Hampton Roads, Virginia. Eligible applicants must be 501(c)(3) organizations that directly benefit local communities, with a focus on sustainable outcomes and collaboration. Priority is given to projects that demonstrate significant community benefits and innovative solutions.
